A Century of History

Phoenix's First Historic Neighborhood

Roosevelt took shape in the early 1900s as one of Phoenix's original streetcar suburbs — bungalows and Period Revival homes built along the old Phoenix Railway line. In November 1983, it became the first neighborhood in the City of Phoenix listed on the National Register of Historic Places, with Arizona adding Historic Preservation Overlay zoning in 1986 to permanently protect it. That century of history is exactly what surrounds Residences on 2nd today.

Good to Know

Frequently Asked Questions

Street parking on 2nd Avenue is free — just watch yourself getting out of the passenger side. This used to be a horse town, so the curbs are high. Don't ding your door!

If you don't find a spot there, park back by the garages and walk around to the front. We haven't moved anyone in yet, so you won't be blocking anyone's home — just be respectful of other cars back there that may need to get out.

Downtown is known for its foot traffic. Once you actually live here, parking won't be something you worry about.

Worst case, there's paid public parking in the surface lot on the east side of 2nd Avenue, between McKinley and Roosevelt, next to the apartments.

If you have an agent, we'd love for them to join you. We understand they're sometimes out of town or unable to make it — if that's the case, just come ready to share their name and contact info on your first visit.

If you're not working with an agent, that's completely fine too. You don't need one to tour — whoever's on-site works for the seller and is happy to show you around.

It's simply scheduled time when a home is unlocked and staffed so you can walk through without an appointment. Just show up any time during the posted hours — no RSVP needed.

Yes — The Sculptor's, Musician's, and Painter's Residences are still available to design. The price shown for each is the final price: every home is priced to include the same finishes as the model home, the Steward's Residence, with two exceptions — the washer/dryer and the custom primary closet, which you can add if you'd like.

If you visit the design studio and decide to upgrade any finishes, there may be a charge to do so, which would increase your purchase price from what's listed. The Steward's Residence is already finished and move-in ready, just as shown.

That's largely up to you, depending on which home you choose. The Steward's Residence (804 N 2nd Ave) is complete now and can close in as little as 30 days or less. The Sculptor's Residence (210 W McKinley St), The Musician's Residence (808 N 2nd Ave), and The Painter's Residence (810 N 2nd Ave) are likely 60–90 days out from completion.

That's up to you too. You'll want a pre-qualification letter from your lender, or proof of funds if you're paying cash. If you're not sure how you'll finance the purchase, just ask us — or send a note through our inquiry form and we'll help you figure it out.
